That could be it, but more than likely they're just emailing out regurgitated lists hoping to get a sales contract from someone, then present it to the seller, if it's still available and work out an assignment fee on the back end.

I would look at what properties are selling for, as opposed to what they are listed for and their tax assessed value. 

Bellerose is a long drive from NJ, hopefully you have someone who can get eyes on the inside and get some pictures for you? Even if you have to pay an agent or property manager it'd be worth it. The rents are tempting, and even if the tenants are paying there could be decades of deferred maintenance in there.

Zillow is inaccurate at best. I've seen it be spot on, I've seen it be $200k off appraised value. If you use it to determine market value, you're playing Russian roulette. I cringe when a potential seller starts a sentence with "But Zillow says my house is worth..."

Any chance you could post the agent's name on here so others can be cautious if they have dealings with this agent? 

I'm assuming the agent has it listed on the MLS, what else is this individual doing to sell the property? If you want a non-biased opinion on the ARV feel free to PM me the address.

The 1st investment is always the scariest. You had the inspection, go with your gut. Make some mistakes, learn from it, then buy another one. It gets easier. And more profitable. 

The best thing about bad tenants is they can be evicted.

Although you won't know who the BPO agent is, you can determine when they are granted access to the property. I guess we've had better luck with it than Wayne. BPO agents are people, some can absolutely be influenced if you provide factual data in a polite, tactful way. Some can't. Some of them will find you extremely annoying. Everyone is different.

Yosef short sales can be a headache and they can be really good deals. If you get it under contract today and it takes 3 months or a year to close maybe the market will have gone up. Good, you just got a better deal!

I would make sure to meet the BPO agent out at the house before the bank counters you. Have all the paperwork and estimates @Account Closed suggests above ready to go. Feel free to exaggerate. Then keep your fingers crossed that they accept or the counter offer isn't too high.

Why not get a pre approval from another lender to delay the foreclosure, you can still use Chase for the loan. I've never heard of a bank going through underwriting just to issue a pre approval. That defeats the whole purpose of a PRE approval, and just makes it an approval...
