@Joel Owens. That is what they did. They have a few senior guys doing NNN deals and I'm working directly under one of them. It's not something new to the firm, but they have hired a few new guys to train under the more experienced agents.

I should have been more clear. This broker got his start specializing in strips and shopping centers. But they are expanding the team that specializes in NNN properties.

And I appreciate the feedback. But yea, I wouldn't have joined the firm if I weren't working with experienced people from whom I can learn the business. Thanks.

Thank you all for the words of encouragement.

@Seth Carlone-Hanson Do you know the Marysville/Lake Stevens area? I've spent many summers and just about every New Year out that way.

@Joel Owens I listened to your BP Podcast before interviewing at this firm haha. My company specializes in strip malls and anchored shopping centers in the NYC/Long Island metro area but I was hired to work primarily on NNN properties, an area that they're expanding on right now.

So I pushed the chips all in, and I left my comfortable union job in favor of a position at a commercial brokerage as a salesperson making only commission. It's been a few days already, so far so good. No hard deals to speak of yet but a few potential ones in the works. A friend of mine works at this particular brokerage and he just made it sound like such a great oppurtuniy, and it seemed to come along at just the right time.

Has anyone done this? I know how much the guys in this office make and if I can hack it, I can make a killing, as well as invest commission in big deals. I know it's a risk but I'm determined to make it work. I'm getting licensed at night while working all day. I know that it's possible not to see any money for quite a while but I feel like that's what separates those who kinda want it who aren't willing to sacrifice from those who are willing to make the sacrifice of grinding it out until a deal closes. I chose the latter.

I'm thinking of putting together a meet-up for investors on Long Island and the B/Q area. If there's something in the works, let me know, I'd be glad to help. If there isn't, and we can generate enough interest here, I'd be glad to set one up!

Let me know what you all think and hopefully we can get something good going!

-Nick

I'm new to the game and I want to start to generate an income by wholesaling to flippers and rehabbers, or landlords for that matter, basically any buyers, in the area.

I'm looking for info from the folks currently working in the area (anywhere on Long Island, and even Brooklyn/Queens) as to where they are buying, general specs on the properties such as size, price range, and market trends/demographic info that have produced successful results.

I plan on taking this info and incorporating it into my marketing campaign to find the best deals for the folks that are already doing business in my area.

Hope to hear from you all soon!
