Sorry @D. Crawford, I was referring to an individual unit. After re-reading your post, if you are buying the whole complex that changes things for a commercial loan. That is not my area of expertise but typically a commercial lender would need to know a lot more about the building and usually capped at 75% LTV.

Will you be occupying after closing and not selling? A Home Improvement or Renovation loan is likely the best bet.

 Hi Jack,

You will find a lot of lenders who will want to help you, but it would help them and you save some time if you can narrow a few things down.

What state is the property in? What is the purchase price?

Are you qualifying on your full income or looking for a loan type with easier qualification standards such as a DSCR loan?

They will also need your FICO when looking at rates just as a heads up.

This is allowed on a conventional loan as long as you meet theirs terms. Typically 5% minimum down payment, and seller financing terms that are not too crazy. Happy to get you more details.

Hello Harris,

One of the lending categories in finding a letter is "Foreign National" which is lending for people who are outside of the US. Many lenders would be happy to help you, I would just search for that term!

 Hi Tim,

You have a lot of great lenders here who would be happy to help you figure out a way to buy a home even with the job change. That is not a deal killer necessarily, we would just need some more information. For a standard conventional loan you could have issues but the Non QM market that Bigger Pockets is so familiar with may have opportunities for you.
