@James J Strnad and @Jack Medford - I started giving DeKalb and Beloit a look recently too. I'm looking to do my first deal and have been really focused on the numbers and not making the error of overpaying for my first property. As a result, I'm being pushed West from where I reside (downtown Chicago) and focusing on areas with a more attractive tax profile. It's amazing to me how unattractive a lot of the Chicago area is from an investment perspective if you focus on Cap Rate and Cash on Cash Returns. I'm not trying to say you can't make money by investing in Chicago, but it sure seems difficult to start out there.

@James Gates - Thanks for sharing. As someone just starting out, it’s great to hear you were able to manage a cross-country deal on your first try (although I’m sure it wasn’t as easy as it sounded). I’m in Chicago, and while not as bad as Cali, a number of things make it a lot more difficult to break into the market while owning your own residence, so I’m looking to go out of state as well. Any tips on finding a location to start scoping out?

Hello Bigger Pockets!

I’m a Chicago native looking to get into the buy & hold rental market (passive). I’m new to the real estate business and currently focussed on learning as much as possible to give myself a chance to make my first investment a good one! I’m open to any and all suggestions and would love to meet with anyone in the Chicago area to start developing a relationship (beverage of choice on me). While new to real estate, I’m an investor by trade (stocks) and believe my commitment to a process & plan should pay dividends in the real estate market.
