Hey all! I've tied up my first investment property. A small 2 family, currently both units rented. The numbers made sense so I'm jumping in. We're drawing up paperwork and contracts now. What are some key things I should not forget to check out? Here are some things on my list I need to check out: 1. Is this a legal 2 family? 2. Is there a CO for the units? 3. Do the tenants have contracts? 4. Which "pay rent online" service is best? Thanks for any tips and help! Nick

Hey BP! 

I'm a new investor who has been reading furiously and spectating for a few months. I'm interested in multifamily investing. I plan to start small with 2-4 family deals and scale that to large apartment buildings. 

I'm considering changing careers and finding a job in real estate that helps me to learn the business faster so I can be more educated about making deals. I currently run production for a large company in NYC and it takes all of my time, leaving me minimal time to focus on investments.

So, I know how to produce million dollar commercials and photo shoots; how can I translate that into a job in real estate? What do you all think is a good avenue? I do plan on offering video and photo coverage of sale properties and investment videos, but if I was to  work in any one area, does anyone have a recommended avenue they think is worth considering?
