@Ojorn James I have talked with a few people who are successfully wholesaling in south Jersey. I haven't found anyone successfully wholesaling north of Ocean county.

I had an interesting opportunity come my way yesterday, and I'm not sure how to navigate it, so I wanted to pose it to the BP community as I'm sure there are some pros who have experienced this.

I was out to lunch with a friend who owns a commercial construction company yesterday. They have a large deal that could be a big winner; ground-up construction on 40+ condos. They asked me if I could get it funded since their normal financiers are currently tapped out. I have a contact who would absolutely be interested in this type of deal and his company could provide all financing needed, but I'm not sure what the best way to structure this would be to keep myself in the deal before I approach him. And what is the best practice? Should I just connect the two and take a small fee or stay in it and handle Investor Relations with my contact? Any insights would be appreciated!

Hey everyone! I hope the back half of 2019 is treating you well. I'm wondering if there is anyone out there who has wholesaling success in NJ? I haven't met too many NJ wholesalers and curious if there is anyone who has seen positive results.

@Brian Burke Your third option is awesome and makes really good sense. Since the investor in this scenario is completely passive; doesn't this fall into syndication territory? Is there a simple (non-ppm) way to structure this as a JV?

It seems like being a part of the GP and having an active role is the best way to keep it straight forward and be able to assist with the capital raise. Thanks for calling out a few role options @Greg Dickerson ! I think the investor relations role that you and @Jerel Ehlert identified seems like the most natural fit for someone who is new to a syndication team.

Hi all - I have a goal to begin working on larger syndication deals. I'm not yet at the point where I would be sponsoring my own deals, but there are a few groups I'm in contact with where I can add value by assisting with the capital raise. I listened to Mauricio Rauld on the RE Syndication Show w/ Whitney Sewell last night and he said that simply assisting with the raise isn't exactly legal. Per that episode, it seems like the only straight forward way to raise capital legally is to be a co-sponsor of the deal. He also mentioned you can start a fund that "funds the fund" or become a broker/dealer, but he didn't seem too bullish on either approach. 

Does anyone have any stories or approaches they can share when they were first getting into syndications? Thanks for any insight!
