Market is still going crazy right now, might be a good idea to get a good agent like @Luther Wilson III and start finding some off market deals in KC.

A lot of people have pets, and it's definitely something I look for when searching for a place to live. I think you'd have more luck if you allowed the tenant to have a pet and collect a fee like you said. That would help with the repair costs after the tenant leaves and open the door for more applicants to consider your property!

Hey Matthew - I have an investor doing something similar to it sounds like you're looking to do. He told me he is using Community America because they do a 100% LTV ratio.
