I think it is important to recognize the difference between low inventory and low activity. The number of sales is up a good bit from last year meaning homes are flying off the shelves but are getting replaced by new stock very quickly. Low inventory doesn't mean low opportunity. Hopefully we will see more homes hit the market as we get into spring and see a bump in inventory.

But I would say anything under at least $500k be prepared to view immediately when available and willing to put in an offer same day. Most likely will need to offer more than asking and be willing to cover difference if appraisal is low. It's crazy out here!

Gonna be hard to find one that only looks at credit. Most professionally managed apartment complexes will look at 4 main criteria:

1. credit

2. background

3. income (2.5 - 3x)

4. rental history

Your best bet would be a mom and pop rental if any of those are going to be hurdles for you and being up front with any concerns so you don't waste money on app fees.

Lot of different things you can do depending on the extent of the smell.

- Replacing all carpets

- Re-paint with a good primer (zinser Bullseye 123)

- Ozone machine (be safe)

- Possibly vent cleaning?

If all these things were done there's a good chance you'd get rid of the smell. Not too expensive and the smoke smell is a good bargaining tool to get a good deal.

I would find a wall a/c unit that provides heating and cooling. I have seen apartment complexes that do the same here.

@Prachi Metha well Mesa is so big I think there are lots of good/bad pockets everywhere and it really comes down to personal preference. Think landmarks around Mesa that may be an added benefit. Good areas around the west side of Mesa around Mesa Riverview and the Cubs spring training stadium or Mesa Community College or I also like the Dobson Ranch area farther south. Downtown Mesa has some nice neighborhoods around the arts center. East Mesa as you get closer to Power Rd around Red Mountain Park would be nice as well. I would drive around block to block and make notes of certain areas you like to do more research on.

@Shiloh Lundahl's post gives a good idea on the difference in pricing and rent between Mesa and Tempe.

Hi there! I do a lot of work in the Tempe and Mesa areas and have some investments in Tempe. I think Tempe is great for rentals especially the closer you get to ASU. Prices are a bit higher but so are rents. You could find a 3 bed SFH and potentially get $2000+ in rent. Probably need to spend at least mid $300k's to purchase however and you will have some competition but I've had success getting clients into homes.

Alternatively, you could go the condo route at a lower price point between $200k - $300k. Anything above $250k and I would want 3 bedrooms in it. Less maintenance but you would have a monthly HOA expense. In my experience it comes out to a wash. A condo community where the HOA covers the roof is a great perk as well. Well I think if you were gonna try to do it you needed to send them a notice of non-renewal 30 to 60 days ago. We have received the same legal advice to not pursue non-renewals at this time. 

Perhaps extend them on a short term lease until the end of October?

I think the only way that you could get them out is if they originally put in their notice to vacate and you re-rented the property.

Correct me if I'm wrong but don't tenants also need to provide documentation of hardship due to COVID? Does that aspect start later in August? Too many Ducey pressers can't remember what they said in all of them.
