Thanks Dylan. I’m curious if anyone’s seen the listing for 346 W 18th St and what your thoughts are. Was just scrolling through and wondered if there could be something there. Looks like they under est. at 505 sq. it’s in Barber, looks like it needs some TLC but easily livable and the backyard + basement is nice, and owner financing is listed as an option. 
Stephanie, I had looked at that one. Definitely has potential! They are looking for 25% down and a 6/6.5% rate. It seems like they would actually prefer to carry the note.

 Does an SMLLC count? You can buy for yourself and then a flow through entity?

From what I understand the $10k limit is per Social Security Number or EIN. So if your business has an EIN then it is a separate entity for this purpose. I’m not a financial professional and you should check with your CPA.

@Kingsley Ogwuegbuthank you, I really appreciate the feedback. I have seen mixed info on the area. Has it changed (improved) over the last couple of years? It seems like what I am seeing could be a little outdated. What is the vacancy rate like? Any streets/areas to avoid?
