@Tiana Lazard very nice! I don't know about the homestead exemption you'd have to ask a CPA on here. My only tip is to stay on top of the market rents in your area. Real estate tends to go up and you don't want to be undercutting yourself over time.

@Jennifer Fernéz I'll just use efourm.com and use their rental application. It's simple but covers everything you'll need. 

You'll charge the applicant whatever the amount is to do a background check. If it's 50 dollars then that's what you charge.

@James Landsford and he's only doing this for 15k labor? That's a steal, if you were going through me we'd be at 75-100k for this huge project. You might want to double check he understands the scale of the project you're asking him to do.

@Jim Bice that's a real possibility they will vandalize it. Central location works best like you want. Do you increase the rents to make up for the energy bill?

@Sami Gren you don't have to accept that app as a form of payment if your uncomfortable using it. The second red flag is he's trying to build his credit back up. Is this a new tenant you put in or did you inherit this one? How come he isn't paying the full amount? He seems too fishy to me.

@Paul Zofsak are the neighbors tenants too? How much damage was done to the fence?

Is there a way you can separately monitor each unit? If not, go with your idea of putting the thermostat in a control room. If you can't do that, they make boxes you can put over the themostats in your tenants apartment, you can set it to room temperature and lock the box.

@Erick Armando Gonzalez I would try to meet with them personally and see if they will comply. If they keep dodging you, send a formal written notice to them.
