Hey guys! so I'm pretty new here and would like some advice on my strategy based on some macro indicators. I recently bought the books on flipping and rehab from BP, and plan on flipping at least a couple properties; interest rates are starting to adjust, but property in my area is expected to go up possibly another 30% in the next 12-18 months, and there's a boom of new jobs and out of state investors moving here. so I'm sure I can get my foot in the door finally. but they are rising, and things aren't looking so good up top, so I feel like there's going to for sure be a correction in a few years, maybe even sooner. So I'd rather not be holding anything when the waves stop. But a downturn does mean foreclosures, so should I look into this strategy at all? Could someone maybe explain the step by step process and avg. margin on a sale? anything helps thank you! quick learner and willing to get the necessary certs if it's smart
