Hey there! I'm still relatively new to investing, and would love to sit down with some preferably with some experience investing or even work experience in the field in the phoenix/mesa/gilbert area. I have alot of questions, and would love to discuss the overall market and investment ideas as well. Im also going to join some local groups, but would love the chance so sit informally over some coffee or lunch and really get down to the steak and eggs. Lunch is on me!

with supply super low, and the state booming, what has it been like investing here in the last year or so? I'd imagine it's nearly impossible to find a decent deal for flipping and wholesaling, and I've come to understand the mls is pretty much stripped these days. To any flippers what have you been doing recently to find success? and to short sellers are you noticing an increase in opportunity for shorts? and if you've done anything to adjust your strategy for the next coming year?. I'm also interested what it's been like for landlords but since I've just started Im looking to just getting skin to put in the game for now. any advice would be greatly appreciated thank you!

Hey guys! so I'm pretty new here and would like some advice on my strategy based on some macro indicators. I recently bought the books on flipping and rehab from BP, and plan on flipping at least a couple properties; interest rates are starting to adjust, but property in my area is expected to go up possibly another 30% in the next 12-18 months, and there's a boom of new jobs and out of state investors moving here. so I'm sure I can get my foot in the door finally. but they are rising, and things aren't looking so good up top, so I feel like there's going to for sure be a correction in a few years, maybe even sooner. So I'd rather not be holding anything when the waves stop. But a downturn does mean foreclosures, so should I look into this strategy at all? Could someone maybe explain the step by step process and avg. margin on a sale? anything helps thank you! quick learner and willing to get the necessary certs if it's smart

Thanks for all the advice guys! I haven't checked out the blog yet; I ordered their books on market cycles and flipping/rehab, and those are so interesting they take up all my free time at the moment but I'll be sure to check it out. Hey everyone! My name's nicholas and im currently living in Glendale, Arizona, and I hope to invest here in the state as well. Im hoping to learn all the fundamentals of investing, as it's hard to find all the meat and potatoes in one place like this website. Once im comfortable with my abilties and I get my credit score up I'll jump right in; it would be really awesome to use this site to find potential deals, local meetups, and mentorship down the line.
