My PM is so wonderful, they give me the experience of managing this property myself.  So I have to handle this issue from out of state.

I'm selling a turn key in Cedar Hills area with some minor cosmetic repairs and a "soft spot" on the floor of one of the bedrooms. Looking for a contractor who can help with flooring and other minor upgrades prior to sale or releasing.  Any suggestions?

I'm starting to think maybe a well renovated property or one a few years older in an established area may be better way to go.  But, thank you for input!

I'm interested in investing in single family in Alabama and OKC.  I am very busy and considering buying a new build out of convenience and to avoid significant cap ex for next 5-10 years.  How do people feel about new builds for investment property?
