I use to work in large multi family. Talk to the condo association but usually if the source of the leak is coming from your unit. It’s your responsibility. The sooner you act the better

Mine has 1 checking account. 1 debit card and a few CC that are tied to it. I’m a sole proprietor with no employees and I use quickbooks self employed to manage everything. I’m very disciplined on keeping the business finances separate and come tax time it’s just easy. All estimates, goals and budgets are done on spread sheets

Little back round on the house. My parents thought they wanted to retire in cape cod. They bought a house in Falmouth closer to the mashpee line. Turns out they hate it. They want to move back to be closer to me and my wife (young kid/growing family). The question(s) are

What does MA require to be able to list your house as a STR or is it per town?

Does anyone have any cleaners they could recommend in the upper cape?

They are in process of purchasing a condo cash right now so I’m looking to move on this ASAP to have it ready by the start of peak season.

For anyone that is thinking “what are your goals” we just want to break even on the house and be able to use it twice a summer

100% get another quote. But I don’t think you will find 20k if your subbing it all out. That’s a lot of work

With how tight new construction homes are these days being 100% spray foam this isn’t the worst thing as far as the HVAC goes. A properly sized heat pump with engineered ductwork along side a properly sized solar system will do beyond fine for the home owner. The other side of it. Utility grids can’t support all these heat pumps. At all. The parts and average turn around time on service calls is longer than furnaces. The efficiency isn’t even close to natural gas. There are people to this day that use their stoves to heat the apartments. Plus with the ventilation requirements for hood vents with gas stoves what exactly is the major health concern?. Call me a conspiracy theorist. 1 + 1 is not adding up to 2 here. If they really wanted to combat energy usage. They would address every existing homes insulation and infiltration issues

If you turn the tank temperature up and have your plumber add a mixing valve you affectively can turn a 40g tank to a 50-55

From someone who works directly with solar companies and designs/installs mechanical systems. Couple factors that come into play. What zone do you live in. Age of the home. Geo position of home and current fuel source. What we do for our customers is we weatherize their home first. Then we do a manual J (heat load calc) which will bring you to your manual S (size/system selection) and finally a manual D (duct design). Once all of these are properly done we then size the solar system to fit the total demand of the home. We install the system correctly the first time and completely seal any and all leakage. In certain situations we have been able to eliminate the customers heating/cooling and electric bill for 9-10 of the 12 months. All this comes with a price tag. You have to pay for good equipment and you have to pay for great craftsmanship. 99% of investors value neither

RTU drains should be trapped if they are negative pressure units

It may seem elementary to ask but is the unit pitched towards the drain?

Having it leak while it rains would make me think that the water is getting in through a door gasket or another point on the units jacket.

Get a hose up there and check to see where the insulation of the jacket is getting wet. That’s where the water is infiltrating your unit
