Hey Josh welcome to BP and also congrats on your first deal. I am also looking to invest in the Grand Forks area for rental properties. I have no experience in real estate so I have been doing a lot of research in this area and on BP. Again welcome to BP.

I'm looking at a rental property that is a multi-family duplex with a total of 4 beds and 2 baths built in 2012. One of the problems with this property is that it is located right next to some train tracks. Will that have a big impact on who will want to live here?

Hey everyone!!! Nicholas Smith here and brand new to the real estate industry. I'm looking to get financially free and I am convinced that real estate is the way to go. I just went Pro today and ready to get officially started. I've been deployed for the past 6 months and on that deployment I learned about the bigger pockets podcast. The past four months I have non-stop listened to the podcast, books they recommended like Rich Dad Poor Dad, and tons of YouTube videos. I'm mainly interested in rental proprieties because of the long term effect. If anyone has advice on buying rentals in a college town in one of the coldest states in the United States, feel free to let me know. I look forward to learning everything I can to be successful in this industry.

Also shout out to Brandon Turner and David Greene for their webinar last night. I didn't watch that I probably wouldn't have taking this first step into this great opportunity. Thank you very much.
