I am about conduct a local flip with a new partner. My financial obligation in the deal will be to provide the funding for rehab costs. While I have some cash for this, I was going to get a line of credit as a quick source of funding for emergencies, or if  the rehab costs are more than I can pay cash for. 

In my research however, I cannot see a reason to get a line of credit over a credit card. My findings show: 

- Interest rates on unsecured lines of credit are higher than credit cards, 

- Limit/credit amounts are about the same

- Credit cards are faster and easier to utilize during payments

- Credit cards through local credit unions make it extremely easy to get cash advances, and the fees associated with them are less than the difference in the higher interest rates of the line of credit. 

- Lines of credit require checks, money orders, or cash for payment. 

What am I missing? I know I must be over looking something because everyone talks about utilizing lines of credit as source for funds and payments. 

What are the benefits of a line of credit over a credit card? 

What are the down sides of a credit card over a line of credit?

Hello all! I'm a newbie looking for some advice. I am currently in the military and just started real estate investing as well. My choices are limited to a few locations and I will move within the year. Does anyone have information on which of the below markets would be fertile lands for a beginner with an interest in C+ to B properties, focus on small - large MF rental properties, strategy: BRRRR. My future location will be:

Long Island, NY

Portland, OR

Cocoa Beach, FL

San Antonio, TX 

Any info such as large trends or experience/knowledge of these markets is appreciated!!

Hello, I am new to the area and VERY interested and motivated to get into real estate investing. I am looking for some meet ups in the local area but haven't had luck finding any, Im even considering creating one myself.

Hi there! My name is Nick Seaver, and I am currently serving in the military. My occupation is Combat Search and Rescue for Air Force Special Operations, and I am currently stationed in Albuquerque as an instructor. Due to the fact that I am no longer conducting real rescues myself during this duty station, I have filled my free time and crave for adventure by diving head first into real estate investing. I am highly motivated to begin!

I am currently in the process of creating my first deal: a flip in the local area. This does not reflect my overall business plan, but simply something to cut my teeth on and get some knowledge through real world experience (the best instructor). I have an interested partner and a trusted realtor. I still need contractors and private lenders/hard money lenders, and of course, to find the deal itself.
