Hello San Antonio!

I am a newer RE investor with some rental properties in Albuquerque NM. I just moved to San Antonio 2 weeks ago and I am under contract with my first Texas Investment property. I am looking for a referral to a solid RE attorney. Anyone know of one? 

Also, I can't wait to meet everyone in some local REIAs? Where can I find the local meetings?

Hello San Antonio! 

I am in the military and a real estate investor. I just found out that I will be moving to San Antonio next month! I have less than 6 weeks to move! That stated, I am very interested in getting 'spun-up' on the San Antonio area quickly, so that I can purchase a property wisely. I will be moving to the Randolph AFB area, and looking for a property that I can either (1) use as a military rental (preferable with an in-law suite for me) or (2) a 2-3-4 plex for house hacking. 

Any help understanding the local practices, county lines (better/worse property taxes) and references for a RE Agent that is RE Investor friendly would be most helpful. 

I look forward to moving to SA and meeting all of you at the local events and forums.

Investment Info:

Single-family residence buy & hold investment in Albuquerque.

Purchase price: $293,500
Cash invested: $30,000

A home that is used to house traveling military professionals. I rent this out per room which turned this single family house, essentially into a 4-plex.

What made you interested in investing in this type of deal?

I am in the military and understand how the government pays for TDYs.

How did you find this deal and how did you negotiate it?

In order to reduce the amount of overhead, I negotiated a 12 mo. lease-to-purchase deal. This allowed me to utilize my capital to fill the property with furniture. The cash flow it generates for the first year will go towards the down payment next Jan.

How did you finance this deal?

Lease for now. Conventional loan next year.

How did you add value to the deal?

Turned a single family into 4 doors that cashflow

What was the outcome?

Hello, I am about to open the doors on a rental property where I will do mid-term rentals (1 - 9 months) for traveling military professionals. My question is regarding the billing product/software utilized for changing rent. Below are some requirements: 

- Charge Credit cards (include AMEX [very popular among clientele]) 

- Provide itemized receipts

- Provide refunds

- Retain card info for future/reoccurring purchases (next month billing)

- Charges will range from $1200 - $2800 

- Both in person / not in person charges 

Do you have any experience with this type of billing? What should I be aware of while shopping for a product? Any lessons learned?
