Thanks @David Edwards, that really wouldn't be the first place I would look, but my uncle lives out there. If you're passing up possible deals out there would you mind connecting me with a couple of the wholesalers you have used? Wouldn't mind doing bigger jobs since my uncle is on the ground. Also would appreciate second dibs if you are still active in that area.

Hi!

Working with my uncle to flip homes down there and looking for deal sources besides MLS. I'm having a hard time finding any Kalamazoo area wholesalers in contrast to SE Michigan. Wanted to check on here and see if there are any, also would like you opinion on what else I could do to find deals.

Thanks!

Thanks for the help and insight guys this would actually be in San Antonio. Do you know anything about the fee standards in that area @Leah Stuever? Also correct me if I’m wrong but I think the 6% is usually split between buyer and seller in TX right?

@Jeff Copeland is there any other fees I should be looking for besides that admin fee? Maybe just best to ask?

Hi! I’m a new investor and am curious if it is standard to get a $100 showing fee from my real estate agent when I want to see a house with him again after the initial showing. For my particular case, I want a contractor coming in to give me a bid on the house after I saw it the initial time. I could see this adding up if I need to give the realtor a fee and the contractor a fee for the bid everytime I want both of them to go out there. Would it be reasonable to ask to get this refunded if I put an offer on the house?

Yes @Megan Shay, hopefully that light rail is done sooner rather than later :). Thanks for the knowledge, those definitely look like less expensive more affordable areas!

Thanks for the advice Jeff. I can buy now, just need the right deal. Looks like I need to narrow down what I am looking for to be able to find a good deal in the right neighborhoods. Will send a connect as well.

Welcome to the forums. Since you're new to real estate investing, I suggest you figure out what your base requirements for the property are. You need the property to fit in a box, 2-4 bed, 1-2 bathrooms, X square feet, in a specific price point, built between 1960-2000, on a slab, block construction, priced between $100-$250, to get a return of X%. Once you have a solid idea of what your investment looks like, the neighborhoods will reveal themselves.

Florida is very different than what you're used to in the North West. Florida has construction trends from 1900-current, very different climate, and several variables that you need to be educated about first.

Hey Tom, I appreciate the advice. It would have been hard for me to not sound naive going through this process the first time. I'll dig in more. I'll send a connect and message you when I have a better idea what I am looking for.

Thanks for reaching out @Benjamin Seibert! I have read @David Greene's Long Distance RE investing book and have pre-ordered his BRRRR book as well. Seems like the best way to super-charge growth.
