I am looking to invest in Greensboro. Does anyone know who I can contact for real estate syndication investments in Greensboro?

I have a house that will be listed for rent soon. There is a unmarried couple that is interested in the property. They have qualifying combined gross income of $7,000, good references and landlord history. They have been dating for a year. How concerned should I be to sign a lease with an unmarried couple?

One other note, the lady’s mom is an attorney. The mom has already sent me a message asking me to help her daughter. I feel like I have a good lease, but I don’t want to get in a legal battle because it’s easy for this lady to ask for her mom’s help. What would you do?

@Tim Herman, thanks for the comments. This house is just over ten years old. I have 5 other houses the same age, and, on average, I spend $51/month in repairs & maintenance. I have this $51/month included in the Other category.

You have a good point about capex. My houses are newer so I haven't had large expenses such as HVAC and roof, but I should include 5% because eventually, I will have a big capex item.

Taxes are accurate. I guess that's the benefit of having properties in Kentucky.

Finally, my strategy is to fix anything that is wrong in a house when I buy it so I don't get many repair calls. As a result, I have been able to self-manage.
