As a local realtor who works with investors from all over I will say this. If you are an out of state investor, these things will save you money, time, and make your investments sound. Make sure your realtor can solidify these for you.

1. Property construction- CONCRETE BLOCK, this is what you want here (if it's not a primary residence). We are a very wet humid state that can wreak havoc on wood framed properties (wood rot, termites, storm damage). Most states in America have a majority of framed housing. But in Florida it simply does not do well from an investment standpoint.

2.Flood zones- If you are in a flood zone (or if the house has flooded previosuly) be aware not only will you incur new flooring, drywall costs etc. but if you want to flip the home, NO LOCALS are wanting a home that previously flooded. Thats why some homes are sitting on the market for months...

Those are some big ones for sure. Feel free to message or connect if you have any other questions. But insurance if your property is solid and not in a flood zone still isn't that bad. Hope this helps!

What is going on in Daytona beach? I am seeing lots of properties popping up in my email these past few months? Is this due to insurance costs? What do you know?

@Johnny Crane I had a bad tenant experience on my first rental as well. It was two young guys who worked as apprentice lineman. I thought it was great because they worked so much but then they left after just 4 months. I didn't put into the lease agreement anything about continuing rent payments until a suitable tenant was found. My fault entirely. They left in December of 18' which made it tough to find good tenants quickly, then a burst pipe, flooded house, reconstruction time, and now it is leased up again for almost a year. I still made it out on top of any other investment classes. I'm ready to find another property and I have been looking in the Livonia, Redford area, as well as Texas but nothing has worked out. I am either not finding anything that hits the numbers I need or there is too much competition. I am looking for something through word of mouth.

@Cory Mccarthy, I was curious what you have been up to since this thread three years ago. I began my journey last year with my first buy and hold in Redford Mi. Recently I have expanding my sights to the Fenton area but would like more information about that market. What have you learned since beginning?

@Laureen Youngblood thanks! I already paid this company after the work was completed. I thought I had everything I needed but doing all this for the first time I somehow did not learn about 1099/W-9.

I used World of Floors LLC to replace the flooring in my first rental property. It was my fault not to get a W-9 before I signed the purchase and sale agreement, things I did not know, and now I am chasing them down everyday, continuing to to get the run around. I am running out of time to issue the 1099.

Has anyone else had an issue like this? or have you dealt with this company and gone through the same problems? What did you do?

The company did an "ok" job on the flooring. Pretty sloppy caulk work, wrong color quarter round, and they didn't know how to replace the toilet, but the communication and ease of doing business with them has been pretty awful. I will not be using them again. 

Any ideas as to what I can do? I've called everyday for a week and sent three emails. Please help if you can.
