Anyone out there doing repairs on properties in the Tacoma, WA area care to share recommendations for great subcontractors?  Any and all are appreciated, thanks in advance.

Hi BP, I’m looking for a hard money lender to help finance my first flip in Seattle/Tacoma area. Anyone have any recommendations? Thanks in advance, Nick Meyer

@Nancy Pults Nice job Nancy! Thanks for the insight, I see how that could motivate sellers not only to accept offers but accept lower offers as well!

Good morning BP, I would like to know what you all think about getting a RE license? Would this greatly benefit me as an investor? I’m sure the educational benefits are there, but what other perks could be gained from being licensed? Thanks everyone... NM

@Chris T. Thanks for the insight. I will reserve the cash as a tool for when I need to use it, then eventually recycle it back out.

Hi everyone,

I am curious as to the benefit of making a cash offer on a property, most likely a multi-family. As someone who is new to REI, should I make cash offers if I can? I have successfully squirreled away a decent amount of savings, so I would be able to enter a moderate market with several properties free and clear. Is this a strategy that I should be pursuing or are there more benefits to purchasing a property with a conventional loan? Thanks in advance...

Sean, your post rings true to me on so many levels! I love how you have broken down my story into defined goals, and i agree with your assessment. I am currently learning as much as I can about REI and spending 4-6 hours a day reading, listening and watching, along with occasionally evaluating properties. I do have the time and desire to make this a successful venture for my, and I want to start investing in properties that will cash flow for me. Thanks for your response again, and I'll add you to my network on here.

Thanks for the reply Dan! I will definitely take the advice to continue my education to heart, there is a lot to learn and this is a great place to start learning. I am actually attending a 3 day seminar on REI next weekend. Rental properties is an attractive option, and I believe it could be a good fit for me. Thanks again and I'll look into the information you have available on BP.com
