I'm looking to buy an oos investment (Alabama). I've been talking with tk groups and also looking on the mls. The inventory on the mls is much better than the tk and the prices in many case are the same or better. So... what would you do? Start building your team or just follow the TK way?

Steve French thanks for the response. I am diving into the Atlanta Markets currently. I'm working with a pm and realtor in the Hampton area. I was curious if there were any good markets in the north east that are closer to the NY area. I have a lot of family and great connections on Long Island, so I wouldn't mind having a rental near a place that I visit often.
I'm looking to buy an oos investment. I started looking at Alabama, Georgia, etc. from what I understand, they have a great rental market that gets close to that 1% rule. I'd like to find something that is less than 2 hours outside of Long Island, NY. Does anyone have any advice. How do I know what class my market is? Tia

 I am looking at the same time frame. I would really like to be in the southwest market. Vegas, Havasu, Phoenix etc. Something I can drive to easily. Unfortunately it looks like there markets aren't as lucrative or at least easily sourced.  Come to the meetup group on the first Saturday of each month at Ryan Bros coffee in Temecula.

Hi Rose, it looks like we are in the same boat. I'm new to the investment world and don't want to waste any time and/or money. I'm happy to do either MFH or SFH. In my opinion I guess it doesn't really matter as long as the numbers make sense. I'm in Temecula, so not too far from you. I'd love to hear what you end up doing. I will definitely buy my first rental this year. Hopefully very soon.

Hi everyone, I'm Nick and I have been on BP for a few months and just taking it all in. I have been doing my due diligence and trying to read, meet listen to all things investment for the last year or two. Real estate is something I enjoy learning about and want to make my first asset purchase this year. I am positioned to do just that, but really just need to network more. I have many friends in the real estate, lending and construction fields, but none of them are investors themselves and most of them are local to California.

I am currently meeting with a friend who is a private money lender that has some investments options he will be offering to me. I meet with him on Friday and am going to share the options with you at BP to get some feedback before I commit to anything. I will keep you posted.

I currently am interested in doing some buy and hold rental investments. I have been looking in the Las Vegas area and also at Lake Havasu, AZ area as these are places that are easily driven to from my Southern California home. I would like to find some great positive cash flow opportunities and purchase my first asset. If you can be of any help with realtors, PM or investors in the area, I'd like to network and start to make moves.

Michael Plaks so, I have 20 years left of student loan. 27 years left of mortgage at 330k. Doing this refi would save me 8k over the life of the loan. Not much. That is unless I pay more towards the principle. Then it looks to be beneficial. Student loan debt is unsecured, but there is no escaping it. So to me, it seems worse than secured debt of a mortgage. Unfortunately I've already given the $500 deposit. I guess I'm just looking for your opinions on whether to continue of walk now?
