I’m considering buying a new rental that has a duplex in the front and a single family home in the back. Anyone have experience w a property like this? Love it? Hate it?

Over 3,000 square ft, the single family house is 1,000 square ft and 2,100 square ft.

Both are on the same property. Like it hate it? The obvious issue I can think of might be tenants in single family house may not like having their own yard.

I evicted a tenant 3 weeks ago who left her broke down car in my alley driveway. The alley is too small for the tow truck she sent to reach the driveway comfortably to do the job. I understand I can contact my apartment association, but was curious if anyone else has been in a similar situation......

@Juan Arroyo I would keep it short and simple about reasons for not renewing the lease. The more you say, the more amo they may have if for some reason you had to go the legal route. For example, you probably don’t want to list the kind of tenants you want even if it’s as innocent as you saying you want a family.

Sometimes less is more!!!

If you were farther along in your mortgage term it would make more sense, but in your case I don’t like it.

@Ashley Renders If you and your partner haven’t signed anything, you should be able to back out especially for your issue. I personally am non negotiable about security deposit and first months rent before I do any paperwork. This sets the principle that on time payments in full are expected vs in your case they already have it in their head that it’s ok to pay late or make partial payments.

@Scott Weaner A lot of people say the same thing, but I look at more in terms of being able to leave my full time job after I hit a certain income per month or year to live off of and not depend on another income.

I have 8 single family homes that I have purchased cash after I spend whatever amount of time saving with a good deal of success, but feel I am not moving at the pace I would like to achieve my goals. For people in similar situations did/would you continue to save and buy properties cash so you have no mortgages or start taking out loans?

Also, on top of this I manage 30 units for other investors.
