I used ChatGPT to rewrite all of my rental descriptions. Worked like a charm.

I had so many issues actually, I need go and sit down with them in person. Time is energy and this is annoying to waste my energy with govt employees—rant end.

Can someone assist with the rental permit in Philadelphia as this is the first time applying (used to be a house hack I did not apply for the permit). Any guidance would be fantastic!

When each toured the home said expectations are to be at the level you see it currently. Luckily all were on board and its only 3 months I'll have 4, one guy is a medium term tenant

Rent per room I actually get more. Since I furnished the rest of the home (i.e. living room, dining room, kitchen), I stated the $850 a room is a steal given the person would need to purchase furnished items. I post the room on Facebook and roomies.com and have amazing success. Shoot me a note if you want to discuss more!

I was house hacking, purchased my next house hack and my first property is rent by the room. The first home is a 4b 2.5bath, getting $800 a room. If anyone has rented by the room for a LTR shoot me a note. Want to see if anyone has house rules or anything since its now 4 random individuals in the home.

Good for you finding a duplex for 385k! Living for $300 as a couple is great. My house hacks's  I was 400 on my first and now 600 in the red.

5. If you're listing by room list amenities of the room, for instance: "Separately keypaded bedroom with King bed, 55" TV, blackout curtains, and sound machine"

6. If you don't have a TV, blackout curtains, and sound machine (or box fan) in the bedroom I would highly suggest adding those - Updated since pictures and will be updated.

7. Get some barstools for that kitchen bar - Updated since pictures and will be updated.

9. I would opt for a coffee pot over a Keurig for 30 day stays. 

10. put some wine in that wine rack - Updated since pictures and will be updated.

11. Get a spice rack for the kitchen counter - you can get a decent one on amazon for not that much - I have it in cabinet 

12. I would retake the pictures with the TV off. - Will update.

13. list the wifi speed for the house - Included in listing detail.

14. "Cozy" "Comfortable" "Oasis" and "Safe" are good catch words for an MTR listing

15. Make it clear if you're pet friendly or not

16. Fake plants are your friend

17. If you can swing it having a desk space somewhere goes a long way

On the portal that is by the room. I'll add in the description to include room / bathroom details. Also furnished finder utilities are included.
