Seems to me like an opportunity to give an investment a thorough once-over with a professional inspector and just check up on things so it's not a black box since the tenant moved in is pretty valuable. 

"Holding over" is them retaining possession of the apartment contrary to your wishes, which is why it has a penalty.

If your 12 month lease is simply up in June, nobody does anything, and you accept July rent, that's a month-to-month lease, not a holdover. 

Is this a situation where the tenant is moving out with less than 30 day notice?  I'd say you're more or less screwed there. You have the right to collect rent, but it's not going to be worth going to court over 1 month of rent.

If the situation is you trying to terminate the lease, make sure you brush up on the Fair Notice Ordinance if they've been there for over a year. 

The city doesn't HAVE to give you an exception to your existing zoning requirements.

You really should familiarize yourself with the requirements of the RLTO if you're going to rent out property in Chicago, because you can easily get yourself into trouble.

Honestly if you don't have any experience with non-paying tenants or evicting people that are dedicated to being a problem, you shouldn't go anywhere near this. You might be able to figure it out and sort the problem out quickly, or you could literally end up losing in court and owing the non-paying tenants money, with them still in your new property.

Yuleidy ("Julie") Joa in Cary Schiff's Office might be your best bet for this kind of issue. 

I own a property in one of the pilot zones for the new ADU permitting ordinance, so I'm thinking of having a coach house constructed. However I have never overseen a construction project of any type, let alone of that scale. Where would be the best place to get started to educate myself on the process and how to handle it? Any and all information/recommendations appreciated.

Yeah you got a problem with your roof.  Don't let the internal structure get moldy.

Service of process is probably easier in Jail than a tenant that's "never home"
