Hi david. I’m looking to get started in a similar fashion. My main question is how did you go about refinancing from original seller to a more traditional lender for more favourable loan terms? Ideally I would make that transition ASAP so my deal would cash flow.

I'm considering areas such as Detroit and Atlanta. These are places I've seen have good ROI (I'm mainly looking to cash flow +ve) and I've heard from a few sources these places are low on price entry with decent outlooks to the future.

Hi everyone.

I’m looking into seller financing to start off my investment journey as I’m an international and don’t qualify for lending from traditional banks. My question to more experienced investors is:

Once I’ve obtained seller finance, how easy is it / how quickly can I transition it to a traditional loan for more favourable rates?

Hi guys, Im wondering in anyone has experience setting up one of these structures in Texas? Im looking to setup a company structure this is able to get finance in TX

Ive contacted CPAs but as of yet am yet to receive any responses so I was wondering if anyone on BP had done it themselves?

As I’ve been struggling with attaining finance as an Australian citizen looking into the US, it’s come to my attention that so many fellow Australians would love to invest in the US but wouldn’t do so due to the difficulties in getting finance.

I’m reaching out to international investor friendly banks and lenders, if you would like to increase your client base internationally, send me a message and we can work out a strategy to bring other countries to you. They’re are plenty of residents in Australia with lots of cash looking to invest.

I've found a couple of financiers who are willing to lend 65% of ARV, so purchasing under market value (distressed sales) may be an option. I've also found people willing to lend 75% LTV + 100% renovation. In this case you could take a CC to pay upfront 25% then use the renovations loan to bring house up to median ARV and refi to pay off credit card.
