This was very helpful to state this all out.  What underwriting software do you use?  I found only Michael Blank's gets detailed enough to do this.

I joined Jake and Gino about 5 months ago.  I was a single family investor for over 15 years.  I had just completed my first multifamily purchase the month prior to joining.  I can say without a doubt that this community has saved me from making countless mistakes and these mistakes will cost you money.  My partner and I know that we will scale our multifamily business, but we wanted to shorten the timeline.  The only way to do this is with mentoring.  You need to be around people that are doing what you want to be doing. 

You get what you put in.  Set a plan and do the work.  I would say that almost as much as the coaching, the networking has been the most beneficial.  You have 100s of people in the community that will be able to answer most any question.  

As far as price, I view it as an investment not a cost.  I have interacted with Jake and Gino many times.  They are ALWAYS quick to answer any issue that you have with multifamily.  If you have any questions, I am free to chat anytime!  I get no compensation for this, only a satisfied student.  I wish that I did this years ago.
