Thanks for the input.

I'd optimally like to get into the development side of things, either by levering or selling and making a larger land grab where i could develop 200 + units and then hold / refinance repeat.

I'm hoping to compound far better than 12% a year. Would like to hit 20-30%. I know that may sound naive, but I dont believe that any "Big" real estate developer got to where they got to by super slow and steady investing. And after all who wants to be a billionaire when they're 60 if i could maybe reach that when I'm 50 or day i say 45. That being said I also understand that the first rule of investing is "dont lose money". 

Any ideas as to how I can grow the business without levering or selling, I dont think its possible?

Thank you for your response. The problem here is that this was a portfolio started by my grandfather and consequently taken over by my father. He has never been interested in "big" growth. That responsibility would lie on my shoulders. I'm not sure if my dad is on the right track, he operated with close to 0 (maybe 10%) leverage, which is denying the possibility of growth imo.

thanks all for the responses.

Not nearly enough info.

Equity?  - equity is 25-30 million  (invested)
Debt?- quite under-leveraged. the largest asset in the  portfolio consists of a 32 unit apartment complex worth - 20 million, has maybe 1.5 million of debt on it
Cash flow? - unsure not high as it could be / should be because we operate without almost no leverage. id say between 5-800k.  I feel like a portfolio of this size should ideally CF close to 2 mil
Cost of future properties?- not sure i'd like to just invest in properties outright, thinking i'd like to try to acquire land develop multifamily and hold, pull out money and repeat. 
Potential Strategies used for future properties?  see above, also interested in developing luxury sfr around california in order to save  for bigger land acquisitons. 

Essentially I'd be in charge of the future growth of the business. my dad was never interest in really taking it somewhere big.

Hi everyone! My family runs a 25-30 million dollar (depending on valuations) portfolio of multi-family units in the bay area, CA.

1. Do you think it is possible to invest /develop/ compound this portfolio to the top i.e hundreds of millions/dare i say billion - I am 30 years old so have a considerable time horizon to compound returns ahead of me

2. What would you do if you were in my shoes?
