Mary ...I agree ..and I haven't treated them as non-humans! :)..Just want some pointers from experienced people like you. Again, thank you. I will check into the Covid overlay.

Thank you very much  Mary M. You gave me some good ideas. I might try the prorated fee....I think that 4 tenants pay rent have 4x the chance of being late! ... I rather have tenants paying on time than being late and have to deal with a late fee! I definitely don't want opponents as my tenants! But unfortunately The Rental Company ( before I took over) pitched us againts each other based on how they handled the rental. BTW I did not pick these tenants. I am just stuck with them.

Four tenants pay the total rent. It was set up ( NOT by me) for them to pay 1/4 of the rent each ( which I thought is ridiculous. I would have set it up for one of the tenants represents the others and pays the total rent). I sent them the website to pay rent. This is the first time they used the website. One of them was late so the late fee applies to all 4 tenants( House is rent as a whole). Should I pursue the late fee? What would be the best action? Any advice/input would be much appreciated

Can I say I don"t accept the online letter now  ( I accepted it because I didn't know )and that he needs to provide other documentation Or pay the pet monthly pet fee? Or I could wait to see what my lawyer says.

If I said I would like to check on the fence, they will not show their faces even tho they are home! They rarely showed their faces during any repairs!!! . I would need to ask for a meeting to talk to them!

Thank you Colleen for your response I am looking into ESA and might have to ask a lawyer advice about that. All he provided was an ONLINE letter !   There was initial deception too.( hiding the dog cage etc) from both rental Co. and tenant. Anyway about the dog poop clean up, should I require a response from tenants or not to my email? They also hung. hammock between a fence post and a deck post! I wrote to them saying these posts are not built for that purpose and its is unsafe ( plus possible damage to the posts!). They never responded to the " hammock" email!

hello .I am new to this forum so please bear with me because I am a new landlord . I would appreciate any advice you can give me. I did not want dogs but the rental company lied to me and hid this from me. They did not follow my wishes. This is one reason why I am left holding the bag and now managing my own propertyThe tenant claimed it is a ESA dog to avoid pet fees etc etc . I think letting the dog poop in the backyard is very irresponsible especially not even cleaning the poop up!  I only found out because of the disgusting smell ( I was clearing the ivy for the carpenter when the fence was being repaired).
