@Jennifer T. You are so right....and I really appreciate you trying to give me help/ advise without judging me. The tenant was like " It is my first time on the website so that was why I was late !" I said well your other THREE roommates were not late and it was also their first time! He definitely felt like I was sponging him and that  AND HE EXPECTED That I SHOULD LET HIM OFF THE HOOK! I was going to but when I sensed that entitlement and not accepting his fault, I decided not to but I heavily discounted it ....To let him know I wanted to resolve the issue  but he also needs to know he has to abide by his lease and that he should be responsible for at least some of the late fee. If he had called me and pleaded his case immediately when he realized he was late ,I would have let him off...but he blamed the website! But for him to think I SHOULD ....that rubbed me the wrong way.

The rental agency helped him sneak the dog in!

 You are right ...I  should try not to get upset over things and  stay calm ....try to compare with more important things in my life....It isn't easy bc I felt scammed ( No monthly pet fee or pet security deposit on ESA animals),cheated....But there will be an end to the lease ..just that its not here soon enough....

My main concern is really smoking...I hope they don't smoke in my house!

@Greg H. The pet was not on the lease when the lease was written and signed. The dog was discovered by me .So how can I not add the pet policy? I am NOT changing the lease. The pet policy was never part of the lease because the Rental Agency and Tenants hid the animal from me ! The tenant hid the dog and now claimed it is an ESA animal. It is a scam and this BS is obviously not helping landlords. I am sure there are some legit service animals for the blind and deaf .etc etc ...but ESA in my opinion is questionable.Since now they have an animal I think they have to sign a pet policy ..This I will ask legal advice first of course.

I am not sure how much you know about me ...BUT I am brand new to property management and sounds like from this forum my expectations of the tenants are too high? But I did not pick these tenants and I am basically left with bad tenants that I have to deal with. I am not afraid to evict them but with Covid I know it is not easy ...so I might just have to get legal advice to weather it and protect my property till the end of the lease and if there are damages I will go after them. Hopefully there will not be much damage.

Key is picking good tenants and it is also luck and experience...

You have no idea....I want these tenants out as soon as possible. But with Covid 19 , I am not sure eviction is that easy . 

But yes you are right , I will have to get them to sign a pet policy and get them to have a dog liability insurance policy? ... and follow up with the dog poop problem! Their rent was also late ,and there's the hammock issue ,and now the cable supporting the gate is missing! I spoke to one of the tenants who said I picked on them about " little things" ( all the things I just mentioned...REALLY ? )...I am counting every day till the day the lease ends. BTW I did not pick these irresponsible and entitled tenants . I need to speak to an attorney as soon as I get a chance.

They think they should be let off the late fee as well! They said that I am just trying to get them to pay MORE money! They had 5 days grace period and they think I am harsh by enforcing the lease! Why sing a contract if u can't abide to it ?

The thing is I would have waived 100% late fee if they had called me and explain and asked for it since it is the first time. .But they never did.

I need to do frequent inspections and take pictures 

You are right about follow through ...if not it does not mean a thing. That is why I need an attorney to discuss the eviction climate during covid etc etc

hello ..what do you mean by cleaning 3 times a week. (The dog was not supposed to be there!)  How do you enforce cleaning 3x a week ?

Colleen .. how did u know it was dog pee that they tried to clean off ? You are smart! I have never owned a dog not bc I don’t like them , just that my schedule is not fair to the dog. So I know little about dog pee and poop in the house , on the carpet, floors etc ... or how to look for dog damage ! Do dogs claw or chew on window sill , carpets ??? 

I need for the tenant to sign a pet policy . I don’t have one bc animals were not allowed !!! 

It’s my first time doing this and it’s a nightmare caused by despicable rental company! I can’t wait till end of the lease

If the internet doc was just provided you can tell them it isn't acceptable documentation and give them some more hoops to jump through but you have lost already because the dog is there and they aren't being responsible. I've never tried this though.   The other thing if you require renters insurance liability for the dog should be on it,  especially if it is an aggressive breed.    For me, the wood floor was damaged by the dog peeing inside and they tried to tell me it was cleaning products...

Hello

What should I look for when inspecting the property? Can I ask the tenants to leave the house while I inspect? I do not want to wear a mask because then I cannot smell cigarette smoke.

Yes ..I am new to property management! 

I will appreciate any input/advice.

Thanks Colleen. I downloaded all the moving in pictures from the Rental agency, but there are no close-ups of the floorings. But I will take more pictures when I inspect the property. I plan to inspect it every 3 months since now there is a dog! I think you are right ..I need to see a lawyer, I don't have a pet policy in place either because the dog was hidden from me . I discovered the dog cage during an HVAC repair!

But it speaks a lot about a person who doesn't clean up their pet's waste!

I will try and meet with the tenants.
