I'd also hit up Indeed and similar sites. Do a search for travel nurses, travel medical professionals, etc. That will give you an idea of the number of open positions in your market. But bear in mind, travel nurses are not the only kinds of traveling workers.

I'm also on Team Sell. Sellers are still doing well in most markets and you avoid capital gains. It's not going to be a fit for most MTR niches because of its size and location. Put the money to work in an asset that better fits your wants and needs.

Go to your local REI meetup. There's almost always insurance agents at them. Yes, absolutely require renter's insurance. Make sure you're named as insured on their policy and make sure you're notified if they cancel it.

This has been huge for us. We try to add a new house each year to our portfolio. My dad lives in that house and manages the rehab over that year; I bring my girls and stay overnight once a week. You learn an insane amount of helpful stuff living in a house for 4 full seasons.

I don't recommend FB Marketplace. By the time you find a piece you like, get a hold of the seller, negotiate price and pickup time, go see it, decide you don't want it, start looking again...it's just too time-consuming for us. 

We also tried the Wayfair/Amazon/Walmart stuff. It's junk. We've had our MTR operating less than a year, and my coffee table is already too scratched up. It's all particle board garbage.

Our local Ashley Furniture was running a VIP sale around Black Friday and we got 45% off a living room set for our primary. I asked them for the dates of their next sale and got chummy with the manager. We're going to furnish our second MTR (and replace some pieces for the first) during their next big sale. I'd go to all your local furniture stores and talk to them about their sale schedule throughout the year.

I've found KeyCheck (which I believe uses Stripe to be very slow to move rent payments. I also can't figure out how their fees work. I'll charge a tenant $500 for a security deposit and end up getting some weird amount like $509. I may switch when our current MTR lease is up in May. I've heard good things about RentRedi.

Can you prepare some research to fight this? Maybe statistics of crime rates in STR's and MTR's in your area? The best way to fight fear is with facts. Good luck!
