We officially landed our first rehab. It’s a ranch, 3bdrm,2 bath with finished basement.

We are doing a full cosmetic rehab and it’s going well.

My question is, we have a lot of the neighbors peeking and wondering what’s going on with the house...

Is it appropriate to think of putting a sign and papers of information introducing our business and inviting them to the open house to see the “finished product?”

Has anyone tried this?

We just bought our first flip! We would like to obviously make some changes to the inside of the house and bring it up to date and we would like to know where people typically are buying material such as countertops, cabinets, and flooring within the Ohio area because I do not think Lowes or Home Depot are going to be the best solution.

Hi everyone,

We are cash investors starting out in the Northeast Ohio region. We are looking to find some flips in the Lake County area. We found some foreclosures and found the banks tied to them. We see them listed as "foreclosure" on Zillow. 

Should we be making offers on these properties directly to the bank? 

We have made one offer on a house recently and were turned down, but we are pushing forward and ready to try again!

We are starting in real estate in Northeast Ohio. We have a HELOC we're using to fund our first property. The ultimate goal is for my husband to work this full time at home. My question is,

If the end goal is working from home (he's at a 9-5 currently and I'm an RN who works 12 hour shifts), what approach should we take? 

Flip and hold? BRRRR? Turnkey?

We would love to connect with more sellers! How do you find your off market deals? We are starting an absentee list and contacting the owners to offer cash, but other than that, we have been on the MLS and Zillow etc.

This might sound a little crazy, but I've found so much value in these forums that I am going to ask anyway.

My husband and I are using the HELOC method for our first property. We would like to grow the business with active (flips) and passive (rental) properties, but we are a little apprehensive to start.

We have established our contractor, agent, and my husbands knows a lot of clients who flip, do commerical, run property management companies and whatnot. 

I would love to utilize the BRRRR strategy, but with rising interest rates, it's makes me nervous.

Our goal? For my husband to be able to quit his job (as a bank manager) to start this venture towards leaving a financial legacy for our two sons. 

If it matters, we are in our mid 30s and our kids are 14 and 6.

So, for those who are our thought leaders in this profession, what's the best plan to achieve our goal?

We are looking into a property in which the description on MLS states:

"Great section 8 tenant, lease is up July 2019, but tenant would like to stay - "

Is there a way to find out what they are making on rent monthly? Is it an appropriate question to ask the seller?

 Welcome to the site Janine. Keep pushing, hardest one is always the 1st one. Don't forget to be aware of your market either. Things are very competitive out there you may need to increase your bids.
