Im surprised your first property didn't sell, if the ARV was really 180k you should have easily got 70% ARV - repairs.

Things I would look at are:

1) Are your ARV and your repair estimates correct?

2) Do you have a large enough network of buyers?

Hey all,

I'm looking for a quality purchase agreement for assignment and an assignment agreement.

Perferably 1 page, quick and easy, yet also safe leaving my options open.

Does anyone have a good set of contracts for wholesaling to share?

Has anyone experimented with buying probate leads? Seems like it could save a lot of time...

currently I am looking at using usprobateleads.com

Ok, I get why it makes sense for an investor to invest outside of California, for instance I could see myself investing in nearby LV or Phoenix (5 and 6 hours away respectively) where the markets have been shattered.

-but as far as wholesaling, I feel like its fully feasible here, there's more houses, so more opportunities.

I can understand investing to hold I suppose, but can you think of why they wouldn't do wholesaling in/around LA?

Sherry, I'm sorry but that doesn't even make sense.
If the properties are more valuable, there is MORE room for making a profit.

And Curt, I have to ask why as well- there's 14 million people in the metro LA area and you're saying it's a bad area? I am very curious as to how you can make such a broad generalization. Are there certain areas that you think wouldn't be as good? If so, what kinds of areas and why?

Further, I have been active in the investing community and there is plenty of people making profits, large ones too. For instance, one guy last night did a short sales for a smooth 170k profit (ARV was around 400k)- you'd actually be very hard pressed to make a profit like that any where else in the nation.

But I digress, I'm still interested in more marketing ideas/ways of getting people to call you so I can ALWAYS BE CLOSING!

Thinking more, heres another question:

So you're telling me that if I bought a short sale for cash, then turned around and wholesaled it(no repairs, just straight selling it to an investor), that that would be OK?

which brings up a 2nd question for then:

So what would prevent a real estate agent from getting a ton of houses/propeties they could sell? (I've heard many real estate agents are suffering so I can't imagine they're all getting enough properties to go around)
-do they have to have "special connections" with the banks to get the opportunity to sell the houses in the first place?

It doesn't make sense to me why you can't wholesale a short sale like you would a normal property

Can you please explain to me why this is?

Wouldn't the lender wand to get the property moved from a non-paying homeowner to a cash-buying investor?
