I've read time and time again about "real estate investors" who have never done a single deal. I think that alot of people are enticed by the idea of real estate but lack experience and guts to go through with a deal. So lots of people like to read and learn about investing, but without first hand knowledge, they are unable to actually contribute to the forums.

I'm not saying thats the only reason for having more member than topics, but I'm sure it contributes. I know thats a reason for me. I love reading about others' experience but without first hand knowledge, I'm not going to answer questions and pretend I know what I'm talking about.

Good for you! For someone like you who is willing to invest in an area like Camden, I'm sure there is plenty of money to be made. Personally, I think I've heard too many stories to feel comfortable there. Do you ever feel threatened?

Hey Michael,

I'm also from nj. I know camden is a rough city. What as your experience been there? Are you planning a future sale bc you don't wish to stay in that market?

When trying to locate a new market to begin flipping what things do you look for?

1) Does the number of rented vs owner occupied homes matter to you?
2) What is a good range for DOM?
3) How do you establish ARV? Do you work with a Realtor until you feel comfortable with the market?

Look up Gelt Inc. and ask them..I've seen there videos and they buy property in Bakersfield.

Where in NJ are you? You should do a search for a member named Ingrid Nagy. She is a really knowledgeable member here from NJ. I've learned a lot from reading her posts.
