I have custom Anodized Aluminum Laser engraved cards. They are really cool and I run into people that have had my same card for 5-6 years. I don't know how much they cost to make at all I get mine for free. (My Parents own a laser shop).

Here is my thoughts on this........

remember I don't do anything normal at all. So these are just my thoughts on it!

FACTS
We know who all the lenders are.
House has been on market awhile.
Price keeps droping.
Short Sale is not approved.
Foreclosure is getting closer by the day.

Now what would I do with that info?

Buy the Note from the Lender.

Personally I would not care who was going to Negotiate WHAT bottom line is I would use the Hard Money and Buy the note. Avoid the 90 day seasoning issue.

Questions I have.

Why would we sell this way below market?

Flip the property or Double close the property just buying the note. Really simple just sounds hard!

Better discounts when you buy the note and not mess with the Short Sale.

This is coming from someone that has been Negotiating Short Sales for years. I have done thousands of them. I started doing it this way 2-3 years ago.

That is really a good price if the leads are worth while. I pay .32 per lead and there awesome.

Been doing this a really long time have way too many contacts at the lenders that get it done for me. I have been doing Short Sales sense Short Sales were not as cool!

I am all in on this as well. Let me know what day and time. What should we talk about? I think it would be great to have one on the new FHA 90 day rules and the real meaning of them? Maybe start out with the basics of getting started in RE? Let me know.

And I agree with the comments that Scott made. In a perfect world full of buyers though the problem is that 80% of the Realtors out there are steering buyers away from short sales and I don't blame them at all. The difference here is that we were doing 200-300 short sales a month and had a 35 day turn around policy. YES 35 Days. We would call BOA, WAMU, Wells with 40-70 files at a time. This is how I got away with some of the things we did. I can still get a pre approved Short Sale in less then 30 days. Its all who you call.

I believe there are a ton of people on here that could help write the book "How to loose a fortune in Real Estate" I know I could write a few chapters! There was a point in my rookie years where I had to make $8,300 a month to hit a break even point. OUCH! That is the truth behind the game. Congrats on getting back into the game.

I totally agree with Crosswind here. As a matter in fact I have a Really good friend that bought a property 5 years ago and has only made 18 payments. So he has gotten 42 months for free. Now that I can't pull another Rabbit out of my hat he is finally going through the Foreclosure process. Which will take another 8-12 months. So its really not a bad situation. The sad part is his mortgage is only 760 a month. I am just done helping him. Oh and in this case he bought the property for 140k and the comps are closer to 70k now. Maybe we should put that on the BIGGEST LOOSER!

There are a few other things to understand. If the Realtor is good they will have a Investor, Friend, Fellow Realtor put in a low ball offer to get the Short Sale Started. Generally the properties that sit forever are the same properties that the Realtor does not do Short Sales all the time. Bottom line is if there is no offer the lender will not talk to you (Generally in basic short sales 101)

Now Short Sales 102 or 199 somewhere in there. You will learn how to get the lender to pre-negotiate the Short Sale and allow you as a Realtor some time to get a offer at the lower price and allow you 4-6 months to do so.
