I just purchased 2 properties this past week from **********. Can anyone tell me more about what I might be getting myself into? Is this a good way to get properties or a good way to loose your pants? lol... [b]

Hi everyone! I wanted to say hello and introduce myself. My name is Sherry Lewis and my company name is New Days REI, LLC. I just got licensed in July. I did have one previous gut rehab I did in 2004 (pre Katrina and very proud my property made it thru). I also had my own siding/windows/decks business about 15 years ago. I have always wanted to get into REI but was afraid to take the proverbial leap! I had been laid up recently for a few months and spent that entire time reading everything and anything I could get my hands on. I decided now or never and took the plunge. I purchased 2 houses through auction last week and I am not shy about saying I am nervous as heck but excited at the same time! BiggerPockets has been invaluable to me. There is just a wealth of info that has been shared on here and you are all so much appreciated! I plan on signing up for the membership as well. Dear Jon,

First I wanted to say thank you for responding to my post. I had not realized that I posted in the incorrect area.

I purchased the 2 properties from auction without visiting the properties. I saw photos and I did what I believe was full due diligence (i.e. assessor, tax collector, corelogic, google maps, trulia, realtor.com, altos, rentometer etc. to get a feel for the area. I had the funds to purchase the properties fully knowing that I would need to either get a partner on the deal or go to a hard money lender for the rehab portion of the project. I believe both houses can be rehabbed for 40k or less (I took what I believed it would cost and doubled it to give myself a cushion). I guess I was trying to get some advise on how best to proceed. Whether there were reliable hard money lenders that folks we familiar with in the Ohio area or anyone interested in some sort of partnership on this deal. These are my first solo transactions and I am a bit nervous. There are so many options out there with hm lenders and I am not certain how to approach someone in a partnership. What I really need is a mentor I guess. I don't require alot of hand holding, but some to get me on the school bus that first time helps LOL.... I hope to hear back from you!

I had one previous experience in flipping in 2004 as well as having my own siding/replacement windows/decking co. about 15 years ago. It has been a life long goal of mine to get into the REI's business. I had been laid up for awhile and spent months reading everything I could to get started. I took my first plunge last week purchasing 2 properties from auction. I am seeking any advise possible. I will need a partner or hard money lender to do the rehabs on these properties, but my hopes are they will both be basic quick flips without alot required to complete them. Any info you wonderfully experienced folks might want to share or assistance for that matter, would be so greatly appreciated! I have thus far truly enjoyed my experience here on biggerpockets and hope to form long lasting relationships through this site! Thank you for your time.
