I was recommended to titlesearch.com/afx that is who i used for the ones I am waiting on now. I was told they normally have results in 1-4 days depending on how much there is to find out. Hope this helps hun!

It sure is! Just do lots of reading on this site! There are many terrific people with much valued advise. Also when you decide on which one, make sure you do atleast a title search if your buying cash. I didn't do it before hand and I will find out by tomorrow if I ouched myself. They are only 99.95 for a pretty good thorough one online. If you want any more Good Luck with you first purchase! Just hold your breath, recount your due diligence in your mind then...... JUMP LOL...

To be honest it all boiled down to equity. I am just starting out. I don't have any contacts yet other then the wonderful folks I am meeting here and I couldn't afford to start in Florida. There are many wonderful opportunities here if you have some equity built up, which I don't at the moment. Of course if you would be interested in partnering in a venture in the area I would love to talk to you about it :D I have overseen a flip before and have that experience, as well as some construction experience, but unfortunately I don't have the capital to go along with it. Would love to hear back from you!

I purchased both properties outright. I realized that it would be risky but I also knew that I had limited funds to get started and didn't want to sit on the sidelines any longer. I too hope that I didn't make a huge blunder. I will be going up to take a look at the properties to see what I have gotten myself into, but won't get emotional about it either way. I will be glad that I finally atleast took a chance on myself :wink: I will definately keep you updated on how it turns out. Thanks so much for your input!

Thank you both for all of your assistance, I truly appreciate it. If I may ask what does the GRE stand for. Gosh feeling blonde with that one but...
As for mortgaging my house to work on them, that is not a possibility as my house as millions of others is worth less then what I owe on it. That is part of the reason I decided to do this. The problem I would have with the local credit union is that they will not offer funds to work on properties in another state. If hard money is a really bad idea, what about getting a partner? Can you trust partnering with folks off this site? I am nervous and do plan to fly up there this upcoming month. I am fortunate enough to be able to stay up there and oversee my rehab (no kids etc). I would appreciate any all additional feedback if you have any gentlemen. I feel like the little train, "i think i can i think i can" lol..
