Call Shephard-Wesnitzer, Inc. and ask if they will - I've used them in Flagstaff

Make sure you know the CCR'S before you purchase it for a rental or short term rental- A lot of condo/ townhome communities do not allow short term rentals.

I own and manage sever condo townhome rentals as long term rentals they all have there own difficulties with the HOA which do not make them bad rentals.

This popped up in my notifications this is probably not the best platform to search for a rental that accepts dogs in the entire state of AZ. Try Zillow, hotpads, craigslist, a local realtor. Facebook marketplace is very responsive these days.

@kyle How are you applying that insurance to rentals? In place of a cash security deposit, on top of a security deposit, or a lower security deposit with the insurance. 

Are you able to, or going to apply this insurance for lost rent due to the current issues COVID 19 - Tenant out of work, has the virus, or no longer able to pay rent and breaking lease?

Have you filed a claim in the past and how long did the process/ payment take? 

Thank you in advance for considering answering my questions above I have been looking at sayrhino.com as a potential tool for our SFH portfolio and small multi.

If it is a good fit I do not intend to replace security deposit with this insurance but maybe leverage a slightly lower security deposit to compete in some areas we are in for quality rentals.

Welcome to town, I have heard of some local guys getting $125 a sq/ft on SFH but they are experienced and acting as there own contractors on there own deals. I was quoted in the $200 sq/ft about 6 months ago when I wanted to build some 4 plexes in Tempe as well on properties we already own. We did not move forward.

@Trevor McCloskey It is standard practice for the renters agent to show properties to there client without your property manager present if it is on the MLS. I am a agent but rent 99% of my rentals off the MLS as I self manage.

I do self showings via a rently lockbox which accepts the CC as a form of validation proving the prospective tenant is who they say they are. This requires the property being checked every few days minimum in a good area; nightly for a questionable area. 

The question I have is are they offering the property off the MLS at all?

@Matt Dickens You will want to use local rentals as comps currently available in the area. Use zillow and Craigslist and be aware of the location of the comps being located across the freeway or in a HOA that might provide lake, golf, or community pool.

Bedroom, bath count, amenities, and location will drive the rental amount based off local comps.

I would ask the pet owners to keep the pets leashed in all common areas. If there is nothing in the lease that addresses it just continue to ask with out warnings. It sounds like you have a neighbor to neighbor disagreement.
