The water bill will always be attached to the property. Landlords pay the water because they do not trust the tenant to be responsible enough to pay it. If a landlord allows the tenant to pay the water and they continue to ignore the bill for whatever reasons, the landlord will have to eventually come out of pocket to clear it up :pissed:. One way to avoid having a large bill if you decide to have the tenant pay water, is to make the tenant get the water bill transferred in their name like all the other utilities.

I just read a thread in the Make Deals, Find Partners, Mentors & BirdDogs, etc. forum that was posted by a Mr._Noob. I went to click on his profile and it said unable to find profile of Mr._Noob. When I clicked on PM it allowed me to proceed, but the PM did not go through. Why is his profile unavailable for viewing, but he was allowed to post a thread?

My goals for February is to rehab the property I just closed on and get it rented out/or sold, and to establish business credit.

There was a posted thread regarding "LLCs" and the suggestion of not including "properties" or "investments" in the name. I did recently speak with a business associate who happens to be a broker, and through phone conversation did confirm this information. We did not go in depth on this subject as I was inquiring on something else, but I will sit down with him in the near future to find out more.
