@Anthony Logorz Ok in that case it might make sense to send 1st class mail so that if there's no forwarding address , you will get the mail returned back to you in which case you can then use skip tracing services to find the the owner.

@Anthony Logorz Depends on what you're trying to do.  We don't have enough information about what you're trying to do but given that you're a wholesaler my guess is that you're (a) looking to contact motivated sellers via direct mail and (b) contact untraceable property owners through skip tracing software.  To me, direct mail provides a predictable ongoing benefit vs. skip-tracing which seems like a low probability with possibility of a higher return.

@Neal Collins By chance, if you had a trial version of GlobiFlow previously, you should be able to sign-in and sign-up for their subscription.  One other option, if you haven't tried this already, is to see if you can contact their Customer Service to see if they will make an exception.

Here's an alternative way of thinking (probably not helpful) - do you think the automation is worth more than $120/month?  If yes, then it becomes a business decision.  I know, paying $120/mth sucks but...

@Neal Collins You're right that the new Podio (Citrix) business model doesn't help individual investors but if you've used GlobiFlow previously you should be able to continue using GlobiFlow using their old pricing scheme.

We're currently working on the next release of our payments system, which will include a number of enhancements and flexibility around payment dates. 

For (2) it would be super helpful if the landlord knew the date the tenant had specified to take out the rent from their account.  So if something needed to be updated, the landlord could inform the tenant.
