I just closed on my first rental property two day ago and just wanted to share how I got to that point. I have been studying and listening for couple years and finally motivated myself to dive in and take action. I've been a professional baseball player for 12 years (Most in the minors) and suffered a concussion this spring. But in the midst of it all it got me motivated to take action on my next career. 

I have an amazing broker and she started sending listings. I became a pro member and just narrowed down the areas I wanted to concentrate on in my hometown of Evansville, and analyzed them. I mad four offers and the last property we struck a deal. Although the underwriting on the loan process was a pain cause of my occupation and how crazy different it is we closed. I'm looking to get $1500 combined on the units and cash flow a little over $400 with a 15% ROI.

Without the knowledge and the help from Bigger Pockets I might have never started, but now I'm pumped for what's next.

How is she prompt and thorough is she with the leasing part?  That would be the biggest and main reason for me to use her until I acquire more properties.

@Ed E. I saw that you used Karan for your properties. How has that worked out and are you satisfied with the service? I'm from Evansville but currently out of town for a few months. I just went under contract for my first duplex and was looking into using her for management until I got back home.

Thanks for the replies.  Paul I agree that I have all the private investors within my profession.  It is a blessing.  

The problem I am facing right now is that I am at that 'jump out of my seat' phase and am super excited, while I try to share with my wife the idea she isn't as enthusiastic.  She feels that it is a great opportunity and enjoys seeing me excited about it, she just feels with my profession now isn't the time.  Now is exactly the time to start.  Has anybody had to deal with this, and how should I approach it?  Its definitely a must to have her support plus she has her marketing degree and is a professional photographer.  Great person to have on my team :)

Hello.  My name is Nevin Ashley, and I am what you all may call green at this game.  I am a professional baseball player and have been doing that for almost ten years now.  I want to start investing on the side so that when my playing days are done I have a fall back plan.  Now, when I say professional baseball, I'm not the guy on TV making multi millions.  I have bounced around three organizations and played the last five in triple A.  Baseball is more than a full-time job during the season but like now in my offseason I have ample time, in which I am investing in learning the ropes of real estate investing.  

I just wanted to take this time to take my first step to engaging with others and hopefully getting advice for someone who is just getting in. I have purchased a home before and sold one as well. Throughout the processes I engulfed myself in learning the ins and outs and also helped my in-law do the same with For Sale By Owner. I see this realm becoming a career and just want to learn all that I can. My goals are simply to just learn as much as I can in the near future, and purchase my first property before I leave for spring training. I recently went to a seminar with Flip Advantage and of course I fell in love with the idea of doing all this so "easily" as they make it sound and without my own money. I didn't jump when they said jump and researched and found BP. Since then I have been reading forums, listening to podcasts, and reading articles and books. I have set up a meeting with my realtor who is a great friend and very well known in this area, so I feel like I'm making progress, but would love advice from those who have been there. Is there something you wish you would have done, or make sure I do this before starting. Do I need to start up and LLC? You get the picture.
