Spelling errors leap off the page and assault me. It's a curse. :-)

For me, spelling errors on signs are the worst. Seeing a "For sell" sign makes me want to leap out of the car, snatch the sign out of the ground and beat someone with it! A few other sign misspellings I've seen recently include "straighting" (straightening) "lightening" (lightning) "jewlery" (jewelry) and "beutty shop" (beauty shop). These are all on professionally made signs. Ugh!

I would say no. False statements on a rental app trigger an automatic reject for us.

I visited a property listed at $8,500 about 6 weeks ago. It was in a good area, but the reason for the price is that almost everything needed to be done to it. New roof, new furnace, new water heater, new flooring, kitchen and bath needed to be rehabbed, new windows, etc. I estimated about $30k worth of work for the basics from what I could see.

For a flip, it probably would have been worth it with a low margin, but it was only a 3 bedroom place so it wouldn't have made financial sense to rent it out at that price (it didn't have a garage so probably only would have rented for $800).

I would love to have a 3 BR with only $38k in it in a good area that would rent for $800. In my small town $800 is top of the mark.

The agent is but the seller might give instructions to the agent to not accept any offers with the wording where the buyer will pay a little over the next best offer.

But in K. Marie Poe's case, the seller practically had to force the agent to do their job.

Of course they are. But put yourself in the agent's shoes. If you have an impatient or anxious client and you think you know the market better than they do, it's not in your best interest to present the offer. Hence, no returning calls to the buyer and slow to write the offer.

No offense to RE agents here, but I have found that most of them should be treated like used car salesmen and venomous snakes. Don't believe half of what the say, and never turn your back on them.

can you share an example or two on how you would do this?

Employing a strategy to change as much of your income as possible from non-passive to passive is a good first step. If you are self employed, that will save you 15% right off the top.
