Courtney, found your post when I was searching up "property management business" in bp. I read this post and saw it was a year ago. How are things going now? I'm now searching for info on building a property management business and getting my license. Would love to connect!

My son who turned 18 in Jan, has been working for the school district and was approved for a conventional loan. The only issue is he's only approved for $180k. There is nothing habitable in or around Albany Oregon for that. Is there another route he could try? His goal is to get his first house before he is 19. He's been saving 90% of his checks each month. Any ideas or other strategies he can try?

Advice Needed.

I feel very stuck at the moment. My goal is to invest in real estate but I'm struggling with the w2 job aspect. 

I currently make money with Uber/Lyft and I flip items to sell online. I have 3 Aussies that keep me from working 40 hours a week. My previous work experience in Mental Health (9 yrs)

My questions are:

1. Do I just need to get a w2 paying ft job somewhere in order to qualify for a loan?

2. Would it be best if I go back to Mental Health so that I have more than 2 years in a certain field?

3. Should I get a job somewhere in the real estate world like Property Management or an Agent?

Ahh ok @Nessa Lyn. if the area your house is in is a C or C- area, then a LTR is the best idea like @Dave Skow said. No one wants to visit and hang out in a substandard area. Plus getting the house all done up might put it above comps. You really don't want to have the nicest house in a run down area.

Michael, I'm technically in Albany Oregon. Salem was just the closest pin it would let me put. So I am 20 min from OSU and the Hospital. 2 min from the river and the boating dock. 

Hello guys. So we have our first home that we are looking to rent out starting around the summer. Been going back and forth trying to decide if we should STR or rent out as a regular rental. Looking for some pros and cons and things to consider for both. The neighborhood is more in the ghetto area, but it is within walking distance of the river so we could potentially have kayaks etc in one of the garages that can be used with a str idea. I love the idea of STR and that is one thing I want to get into as well, just not sure with the neighborhood and the amount of work to fix up enough for that.

I have a couple strategies that I would love to hear yalls advice and opinions on. I have a single family home that I inherited from my dad and I'm now the successor.

Our house is currently a 2bdrm and on the corner of the block. With two gragaes on each road. Would love to convert into a duplex with separate entrances. Is this pretty difficult to do? We are still paying down the home loan too.

2nd idea would like to add a tiny hone on the property with a separate driveway and use as a str. Would be awesome to even do both ideas. 

Where would you recommend us starting at? How expensive is converting a house to a duplex?

I've done some research myself too, but I know there are different laws in each state too which can make str more/less ideal.
