I am closing my home soon and buying a new home. I plan to close both homes on the same day one after another.
The buyer of my current home wants immediate possession of my home. Should I load my truck before closing of my current home and then plan to unload it after closing the home I am buying? The problem with this approach is that I will need 3 trucks with the amount of things I have.
Are there better way to do this?

@Jessica Grewe - did you pay $3k including closing cost? If so, that's not bad. Just the closing cost for me is estimated to be $3k including state and county fees, but does not include drafting PA. The cheapest quote I have received from an attorney is $100 for PA, although it is not bad, I am looking to save all I can since my terms are straight forward. PM me if you need the contact info of the attorney who gave me the quote. We are in MN too (Hi)

I am selling my home in Minnesota. I have an interested buyer with cash offer. Before I accept the offer, I like to see proof of funds. What format of proof of fund is safer and recommended?

@Brian Van Pelt  @David Barnett  - Is it legal for me to write up the purchase agreement myself? I just reviewed the template of Minnesota PA. I don't see any mention that the agreement should be filled only by an real estate agent or attorney. Please suggest

I am selling my home. I have listed the home on MLS through a flat fee listing agent, but I am representing myself in the sale process. I have been directly approached by an interested buyer who does not have a realtor. Given that there is no realtor on both sides, I need some help to write up the offer. Do I need to use a real-estate attorney or are there other options? What do you suggest, considering both quality and affordability in the process?

Which goes to your other question. Your security to being paid back is a second lien. It’s not a lot of security as between your second position and the first, there isn’t much equity protecting a default 

 Also, what type of professional would you hire to prepare the mortgage paperwork?

Thank you for your response. If there isn’t much security how do you protect a default? Is it legal to collect a valuable as a security hold such as car title?

I have a potential buyer who is willing to pay the asking price for my house, however they are approved to get $30k short of asking price. Can I give a sellers finance as a second mortgage? I’m not sure if that is doable since a bank is involved. Even if the bank agrees, what will be my hold on the buyer to make sure that they pay it off? Please let me know if you have any suggestions.

As a seller, do I need a title company for the closing?
