Because I am just getting into real estate, I feel more comfortable investing in the same place that I am living in. Whether or not it is a permanent move is uncertain, but I feel like living in the same area as my investments will allow me to better learn the industry, and once i get real comfortable with everything then i can move where I want. Thanks for all the replies, and suggestions on other areas to look at.

I am just starting out in real estate, and have been told by multiple people that a buy and hold strategy for positive cash flow, while getting a decent COCR in my area (Portland, OR) is very difficult/ not possible. I am young, want to get into investing full time in cash flow multi family rentals in the coming years, and want the highest chance of success as possible. That said, I feel like relocating to a better market would greatly increase my chance of success, and I am willing to do that. I would like to know what parts of the US make a similar strategy have the highest chance of success. I have done a little research myself, and Atlanta seems to be one of the better places for this type of strategy. Any other suggestions of possible places to move to are appreciated, as well as things to consider when choosing a city. Thanks.

FROM MODERATE: If you recommend a location, provide an explanation of WHY you recommend that location. "Because I have properties for sale there" is NOT a good reason.

Thank you for all the replies and advice. I'm up to invest anywhere actually as I am young, and relocating would not be too hard; however I intend to at least look here first. I don't plan to quit working after buying my first property, however I do plan to work towards becoming a full time investor as soon as i can affordably make it happen. Brandon Turner No i do not know any Darren Breslin in minnesota. However I have read the beginners guide, and have found it very helpful. I will be looking at the other page shortly, as well as the recommended podcasts. Thanks for the welcome.

I am a 21 year old looking to make real estate investing my career. I plan at the moment to buy my first small multi unit property within the year and live in one of the units using an fha loan. Then continue to manage cashflowing properties to my portfolio as i can afford them. I plan to quit my job for full time real estate investing in 2-3 years if possible. Any advice or suggestions on other methods to profit from investing in real estate is appreciated, as well as advice on how to succeed using my current plan. Thanks.
