Good afternoon,

If anyone has a copy of a blank lease agreement from New York, can you please share it with me.  Originally when I had leased my Coop, the agent had drafted the lease for me.  I had google for a rental agreement but there are so many versions, I don't know if they are resent one.

The author has also wrote "Lawyers Are Liars : The Truth about Protecting Our Assets" by Mark J. Kohler which I am ready to purchase and read. this might interest you as well :)

Good morning,

I would like to recommend a great book "WHAT YOUR CPA ISN'T TELLING YOU" By Mark J. Kohler. This book has been an eye opener for me, now I am an accountant just not a CPA. All I know that through getting my BA in Accounting teachers did not teach me those tricks and a specially how to construct HSA (health savings account) which you can then invest into real estate, this insurance can be passed to your kids. This book educates people in how while working your full time job you can invest in real estate, get a huge tax benefit and how to recruit your family (kids).

Also, for those of you who are not sure why kind of business structure to go with, this books break it down for you all of the pro's and con's.

All I know that becuase most of us pay a lot of taxes working on W2, we are looking for other ways to get that money back at the end of the year.

For those of you that will pick up this book and read it, I would love to hear your feedback.

I have a question,

I just joined Long Island Real Estate Investment Association but did not pay the yearly memebership, they have monthly meet ups, they can be pricy.  Do I pay for the membership and join?  will this benefit me as an accountant who is trying to get into real estate or will it be a waist of my money?

Good morning,

I have found this small house in Long Island that is being sold as a Short Sale in decent location with great schools, I was trying to go the conventional rout and get a mortgage on it but because I had purchased my primary residence last year and rented my Co-op and I didn’t have 2 year history I was unable to qualify for yet another mortgage. My husband and I was a little bumped out but I had adopted the theory from BP, I prefer having 50% of something then 100% of nothing. I went and found a real estate investor, paired the property and him, I did the negotiation and all of the leg work on his behalf and in return he is willing to pay me 5% commission. In my eyes that is a great success, even though I did not get this place for me.

If I could have gotten this place for me to flip I would have made over 50K.

offer price was- 200K

Rehab would have been - 20K

After repair value would have been- 338K

2700 is a very cheap price for bathroom renovation. just make sure that you get reference before you hire them.
