I don't know the rules but I'm pretty sure MLS won't allow an agent to give just anyone access to the system.

I guess it depends on your definition, but I consider a property to be in foreclosure when you can see it posted at the court house.  Pre-foreclosure to me means the homeowner is late on their payments and the lender is threatening to foreclose but it is not yet posted.

To answer the original post, I do not know any way to find a pre-foreclosure unless you have a contact at the lender that tells you about it.

Welcome to the madness! You came into Dallas when it's a pretty strong seller's market. It's hard to find properties at reasonable prices. Don't get discouraged, the right deal is out there but you have to have patience to find it.

I like properties needing an update but livable as-is so I can sell them on seller finance to a homeowner that will fix it themselves.

I wonder if the original poster follows Sharia law.  Interest is not allowed in that system.

That is a big project, especially for a new investor.  I applaud your tenacity for being willing to take it on, but you have to be careful to properly account for everything in your numbers up front and keep a large pad for the unexpected. Make sure you double and triple check everything!

Also, look into neighborhoods around Ft. Worth.  Several of my clients focus in those areas because Dallas has gotten too pricey.

Put the burden on the seller.  Their family created the mess, let them clean it up. Walk away if they don't like that answer.
