IMHO you are emotionally attached to this property and if you do not un-attach your emotions of it being "your childhood home" you are in for a hard ride.  Being a landlord is a business.  This is now an investment property and you need to treat it as such.  It's great that you have the house in your name and have a potential tenant.  You have possession and it's time to clean the apartment up and move on.  I'm sorry to hear about your Mother and hope you can resolve your issues but believe its or not she has shown you why many landlords give up too soon. 

I hope I haven't come on too harsh but you either need to be a business person or hire a management company, whichever will give you peace and will make you profitable.

Also, you are now Landlord and need to change your title.

We're in the early stage of downsizing and after 25 years in the same house have plenty of "stuff" we don't need or want anymore.  The wife and I are having a contest to who can sell the most "stuff'. It's amazing what people will buy.  Since we are sitting at home and not much to do, it's an easy gig.  We've already sold enough for a nice beach trip and have plenty more to get rid of.  If you can ship it, someone will buy it.

Great to see this.  It's no surprise it was put together by 2 Republicans vs the crap NY landlords are be threatened with from democrats.  I hope it passes.

I have had a REO under contract since last April. The previous owner is still in the property and has no intentions of moving. He hasn't paid a mortgage payment for the last 5 plus years. The property is in GA, a LL friendly state. Some people know how to work the system. If I was younger I'd buy an occupied foreclosure but I'm so old I don't even buy green bananas anymore.
