Are the other two office buildings that look like it full? When do the existing leases renew and how long have they been there?

They went after them because they were famous with deep pockets.

Hi Christine, I am a flipper in Bryan, TX. We do our own design work on flips. ARV is typically under $200,000 and 1,500 sf so it is hard to justify a designer in that price range. We feel like we do an adequate job for our end client. If we were to do a high end flip or something out of the ordinary we would be inclined to higher a designer/arch. Not sure how to assign a $ value on it. Grabbing for a value, I would say less than $1/sf. With that said, I would treat it like any other sub and get a couple of bids and account for the cost in the budget to determine if the deal worked before buying it.

If it is a good deal it will be gone before you get bids together. Best case is to take someone experienced with you (or even a good realtor that is experienced with investment property and renovations) for the initial walk through to help make sure you are in the ballpark on your initial offer.  Use the opportunity as a chance to gain experience. Walk the property, make an offer and learn the process. You may get your first deal or you may make 10 offers before you get one. You are on the right track, step out there and take action. Don’t worry about making someone mad or messing up! Go get’em!

If you go the grey route, I would paint the main body of the house a warm grey, paint the “pop out” and shutters a few shades darker, have a crisp white color trim and an accent color for the door.  If you want a more historical look you could paint the house banana cream, white trim and tricorn black shutters and door. Here is a link two an example of each we are currently working on. The door isn’t painted yet on the yellow house but it will be painted black. On the warm grey house, I would paint the pop the color of the shakers.

Call the cops and report it and call the guy on the card. Wierd stuff happens! It is curious that weeks are going by without activity at the house. Vacant house with no activity attract wierd things.

Good activity and no offers is almost always too high of price for what is being offerred. Good news is that you have good activity, however my experience has been, the longer it sits on the market the less activity you will get and the lower the offers will be once you drop the price and offers start coming in. Unfortunately what you spent on the rehab does not determine the sales price. How good is your realtor and what feedback is he/she giving? Get it sold and move on!

I would paint the body one color and add shutters to the windows either side of the door and paint them a third accent color such as Dorian Grey or Black Fox. I would also consider eliminating two of the column post and wrapping the remaining two with hardi to give them shape. I would send a couple of pictures of columns we have done but I don’t know how to attach pics :-(
