Im a local contractor in Cleveland. Ive got many clients (One im working for now) have these types of rentals all over the city. I would suggest staying out of the lower income/high crime areas.

South Euclid

Other specific areas of Cleveland

Many of my clients have Air B n B's in Seven Hills, Parma, Cuyahoga Hts, West side of Cleveland 

Im a GC in the Cleveland area. I have many investors calling me for estimates, and Im happy to do it. I also try to get them the quote in a timely manner, knowing that other contractors drag their feet. So I end up getting alot of work here in the Cleveland. 

I will say this however ... If the client has a 40 page violation list I have to go through, and have to itemize the estimate. I charge a $ 100.00 

Usually the client gets me the lock box code. I walk the property, take photos, and submit a quote for a rent ready, or fix and flip. All my new clients get 3 years of business insurance, BBB info, references, written guarantee on labor, job photos, and links to my business page and photos.

I'm a contractor in the Cleveland Ohio area, who has many clients here on BP. I handle all of their flips, remodels, and buy hold properties. In order to make them appealing, and up to code. I'm currently looking into buying my first rental as well. Ive been told, and have family in the business, to not attach your primary home to your investment properties. ( for ... I hope are obvious reasons) Set up a separate LLC, and here in the Cleveland market, to buy an investment prop takes 15% down plus closing. So I'm looking into hardmoney . The way I understand it, you get into the deal, and a refi is less expensive. In the Parma area we are getting a 2 % return on every 50 grand, in our rental market. Still researching .... Ide be happy for some input :)
