@Shaun Palmer Lots of good points above. I've looked at both SFHs and THs in Raleigh and have only gone with SFHs so far. Seems like if the numbers work either could work, but the HOA fees always seem to be a barrier for me when working numbers and SFHs seem to have more curb appeal. I use property management and put the obligation of the lawn upkeep on the tenant. I've learned to pick a property with small acreage because I've got one with over an acre and the tenants tend to get overwhelmed with it. Good luck!

Welcome Kyle.  @Sterling White's advice is spot on.  One to consider is the upcoming TREIA meeting on Tuesday.  The location's not too far from Mebane, lots of accomplished investors to meet there, networking time, and the first visit is free if you pre-register.  I'll be there.  Here's a link.

It's been a little slow on finding deals but I have no one to blame but myself.  I've been focused on the auction sites but I need to network more at the local level.  I joined TREIA recently and am super impressed.  Also I did a lunch with @Adam Schneider and he's an incredible resource to the Triangle for knowledge and RE opportunity.  I'm definitely going to check out that dealmakers event!

@Eric F. thanks for putting the %s in perspective for this market.  I thought my standards were too high but maybe it's just our market.

@Neil Schoepp thanks for the PM advice.  It's true we got a bad egg but my PM has more than made up for it.  Hearing your tips makes me realize how much I'd rather focus on finding new deals than tenant issues, but that's just me.  Thank you, sincerely, for these tips!  Definitely digging into the forums for nuggets right now.
